Explore an as-is sale without fixing everything first.

Old roof, foundation questions, a house full of belongings, or just no time for a renovation? You can ask for a review in the house's current condition.

Situations we often review

  • Outdated interiors and years of deferred maintenance
  • Roof, plumbing, electrical, HVAC, or foundation issues
  • Water, storm, or fire damage
  • Houses with contents left behind, including after an estate or a move
  • Homes that didn't sell, or that failed buyer inspections or appraisals

How condition affects the price

A direct buyer has to pay for repairs, carry the property while work is done, and cover the cost of reselling. Those costs come out of the price. With every offer, we give you a written breakdown so you can see where each dollar goes. See an illustrative example on our homepage.

If your house only needs light updates, listing with an agent may net you more. Our comparison worksheet helps you check.

What we can do

  • Review the property as it stands
  • Make a written offer if it fits our criteria
  • Handle cleanout of left-behind items when agreed
  • Coordinate closing with a local title company

What we can't promise

  • That we can buy every property
  • That our offer will match a retail listing
  • To waive the seller disclosures Tennessee law requires

Vacant or out-of-state property

Managing a house from far away is stressful. Lawn care, break-ins, frozen pipes, insurance on a vacant home, and trips back to East Tennessee all add up. We can handle most of the process remotely, with walkthroughs coordinated with you or someone you trust and documents signed through the title company.

Protect yourself: Never send identification or sensitive documents over email or text to anyone you haven't verified. We'll only request documents through the title company's secure process.

What "as-is" does and doesn't mean

"As-is" means you aren't required to make repairs before the sale. It doesn't remove the legal disclosure obligations that may apply to you as a seller. Your purchase agreement and closing professional will explain what's required.
