Compare your options

A higher list price doesn't always mean more money in your pocket. Use your own estimates to compare what each route might net. It takes about a minute.

This worksheet is an educational tool. It is not an appraisal, legal opinion, tax advice, or an offer to buy. Actual proceeds depend on real offers, payoffs, title, taxes, fees, and your final closing statement. Default values are rough examples. Replace them with your own estimates.

Beyond the money: what else to weigh

Certainty

Listed sales can fall through over financing, inspections, or appraisals. A direct cash sale usually has fewer contingencies.

Effort

Repairs, cleaning, staging, and showings take time and energy, especially if you live out of town or the house is full of belongings.

Timing

If you need to close by a certain date, or need more time to move, that may matter as much as the price.
